Almost every single project that we visit, the existing concrete has never been treated or sealed around 85% of the time. When our concrete experts talk with customers about concrete maintenance they often get an odd look and most definitely questions about why or what it would take to maintain concrete. Most property owners do not realize that concrete even needs to be maintained. As a matter of fact, I can recall many times where prospective customers asked, "concrete needs to be maintained?" The answer to this is undoubtedly "YES".

Sealing your concrete regularly improves the life of your concrete installation as well as enhances the look of your concrete. Concrete is a naturally porous surface and will take on whatever precipitation or other fluids that it encounters. Sealing your concrete helps prevent foreign substances from entering the concrete. The importance of this is in freezing weather most definitely. However, other foreign substances than water are also harmful to concrete. For example the magnesium chloride that is used on the streets here in Denver during winter to help mitigate the streets and assist with snow removal. that magnesium chloride is of course tracked in on any vehicle that parks on your driveway or drives on the driveway to get to the garage. Sealing Your Concrete Driveway

The first step in maintaining your concrete driveway, even before sealing is to keep the driveway clean. Maintaining the surface of your driveway by routinely sweeping and washing (with simple garden hose) help keep the surface free of debris that causes stains and variations in the finish of your driveway. After thoroughly cleaning the driveway, you will want to patch cracks and holes in the surface of the concrete. If your driveway is spalling this is a good time to consider a concrete overlay. After you have cleaned the driveway, patched the cracks with either a sealer or patch and allowed the appropriate time to cure, it is time to apply your sealer. Depending on the sealer, application will vary. Here in Denver, we recommend a permeable sealer for natural traditional concrete. There are permeable sealers that help protect against harsh chemicals (magnesium chloride for example) as well as protects against moisture.
